What It Costs, and What Comes Off the Invoice
Selling office furniture creates more admin than the value usually justifies. Invoices to raise. Approvals to chase. GL codes to find. Most organisations conclude it is not worth the effort.
Reuse Credit removes the admin. Quality items in your clearance are valued for resale and that value is credited against your clearance invoice. You pay the net figure. One supplier. One invoice. One direction. No paperwork your finance team has to figure out.
Where furniture value is high enough that it exceeds the clearance cost, we structure the project so the value still comes back to you. Same form, same process. We will discuss what fits at quote stage.

What Earns Credit, and What Does Not
Earns the most
Resold or refurbished, and the value comes off your invoice.
-
Quality task chairs
The strongest earner by a distance. Recognised brands in working order, especially in matching batches.
-
Height adjustable and bench desks
Modern frames in good order, with tops that are not chipped or water marked.
-
Storage in working order
Tambours, pedestals and cupboards that lock, with keys where possible.
-
Meeting and boardroom tables
Larger tables hold their value well when the surface is sound.
-
Soft seating and breakout
Clean fabric, no tears, no staining. Colour matters more here than anywhere.
Earns little or nothing
Recycled with the paperwork, a cost on the job rather than a credit.
-
Broken mechanisms and frames
A chair that will not hold its height is a parts donor, not a resale item.
-
Old wooden panel desks
There is almost no second life market for them, so they go to recycling.
-
Single items in low quantities
One chair or a couple of desks rarely cover the cost of collecting them. Buyers want quantity.
-
Mismatched furniture
Odd pieces from different ranges do not sell as a set, and sets are what businesses buy.
-
Domestic brands such as IKEA or Argos
Home furniture is built for light use and has almost no resale value once it has been assembled.
Anything we can refurbish and resell earns credit. Anything we cannot has to be recycled, which costs money rather than earning it. That split is the whole service, so it is worth knowing which side your furniture falls on before you ask us to quote.
How Office Furniture Clearance Works
A short overview of how a clearance runs, from collection to reuse and recycling.
You provide details, photos and quantities.
We assess reuse, recycling and Reuse Credit value.
A clearance plan and net cost are confirmed.
Furniture is collected, processed and invoiced net of your Reuse Credit.
Clearance is frequently combined with office refurbishments, supply of replacement furniture and space reconfigurations. Handling these together keeps projects efficient and reduces disruption.

Clearances Planned Around Your Building
- Right vehicles for the job, so full floors clear in as few visits as possible
- Occupied offices welcome, including evenings and weekends where needed
- Nationwide, from single sites to phased multi-site programmes
- Fully documented, with waste transfer notes for every load that leaves
Every clearance is scheduled to suit your site and your people. We agree access, timings and floor order before we arrive, so your day carries on while the furniture goes.

What we clear: everything in the building. Desks, seating, storage, meeting rooms, breakout areas, kitchens, reception and whatever else is on the floor. Single floors through to whole buildings, a few items to full office clearances. Everything is graded first: what has resale value earns Reuse Credit, and the rest is recycled with the paperwork to prove it.
How Much Does Office Clearance Cost?
- Furniture type and quantity
- Access, loading and location
- Reuse or recycling outcomes
- Reuse Credit value of recoverable items
Small office clearances start from £950 ex VAT and larger projects run into tens of thousands. Every job is priced on survey.
Where furniture has Reuse Credit, the value credits directly against your clearance invoice and can substantially reduce your net cost. We are transparent about all four factors from the outset, so your quote reflects the real net figure.
A 50% deposit secures your clearance date. The balance is due on final inventory sign-off, or 30 days from sign-off for approved credit accounts.
You Are Dealing With the Facility Itself
The destination is ours
No chain-of-custody black box and no story that stops at the kerb. One site, one owner, one account of where everything went.
The credit is real money
Our own resale operation sets the credit from what your furniture will actually sell for, and it comes off your invoice. No broker sits in the middle.
The paperwork is first-hand
Waste transfer notes, recycling certificates and carbon data issued by the facility that did the work, not passed up a chain.
Most clearance offers end at your kerb: the furniture is handed to a partner network and the story stops there. Ours starts at the kerb. Coggin SOS owns and runs its own furniture processing facility in Lancashire. Resale, refurbishment and recycling all happen there under one roof, and we can show you what happened to every item. Everything cleared comes back here for sorting. A 20,000 sq ft recycling compound inside our 50,000 sq ft site separates every material stream, down to shredding office chair plastic into regrind that goes back to the polymer market for reuse in manufacturing.
What Happens to Your Furniture
Good condition items go straight back into use, and their value comes off your invoice as Reuse Credit.
Items that need work are restored in our workshop.
Only when reuse is not viable, with specialist recycling and nothing to landfill.
Zero-Landfill Clearance Reporting
We track every item we clear, whether it is reused, refurbished, donated or recycled, through our verified zero-landfill network. Every project is fully documented, giving you clear visibility of where your furniture went and the value recovered.
- Where each item went and how it was reused, resold or recycled
- The total weight diverted from landfill and percentage reuse achieved
- Cost and carbon savings on items reused and resold, shown separately from recycled weight, including any Reuse Credit applied
Compliance and documentation. All furniture is handled in line with relevant waste and environmental requirements. We provide: Waste transfer documentation. Confirmation of reuse and recycling outcomes.

Keep What Serves You. Clear What Is Truly Surplus.
Most clearance companies want the whole floor. We start by asking what you should keep. Furniture with life left is often worth refurbishing in place and we will tell you when that is the better answer.

Office Clearance Explained
How much does office clearance cost?
Small office clearances start from £950 ex VAT and larger projects run into tens of thousands. The price depends on furniture type and quantity, access and location, and how much can be reused. Resaleable items earn Reuse Credit that comes off the invoice, so the net cost can be substantially lower and occasionally zero. Send photos and rough quantities and we price it, typically within one working day.
Can clearance costs be reduced if furniture has value?
Yes. Quality items in your clearance are valued for resale and credited against your invoice as a deductible line. There is no separate transaction, no invoice for you to raise, and no income for your finance team to account for. You pay one net figure. See the worked examples in the Reuse Credit section above.
How is the credit worked out?
We value resaleable items at fair trade rates based on brand, condition, age and quantity. The credit appears as a deduction on your clearance quote, so you see it before you commit.
Do you offer Reuse Credit outside a clearance?
If you only want to sell furniture rather than clear an office, we buy outright through our sell your furniture service instead.
Is this the same as office furniture removal?
Yes. Clearance and office furniture removal are the same job here, with one difference from a standard removal firm: we grade everything for reuse and resale first, and you get documentation showing where it all went.
How do I get rid of old office furniture?
Send us photos and rough quantities. We price the clearance, collect nationwide, and anything with resale value reduces what you pay. Nothing goes to landfill and you get the paperwork to prove it.
What if my furniture is worth more than the clearance cost?
On occasional projects with high-value premium stock, for example a concentrated quantity of premium task chairs, Reuse Credit can exceed clearance cost. In that case the project is no longer structured as a clearance. We will discuss the right commercial route with you at quote stage.
Do you clear furniture from occupied offices?
Yes. Clearances can be planned to minimise disruption to staff and operations.
Can you collect furniture from multiple sites?
Yes. We regularly support multi-site and phased clearances.
What happens to furniture after collection?
Furniture is assessed for reuse first. Everything without resale value is recycled through our approved network with waste transfer notes, recycling certificates and carbon data. Zero to landfill, documented.
Do you provide documentation?
Yes. Every clearance is documented. You get waste transfer notes for every load and a report showing where your furniture went. Recycling certificates and carbon data are included where items are recycled.
How quickly can you clear an office?
Timelines depend on quantity and access. We regularly complete clearances within days of confirmation.

Rated by the Businesses We Work With
The team at Coggin helped me with an office refurb this summer and the service was 10/10. No pressure was applied and Jess allowed me to plan and take my time. We went ahead with 10 desks and multiple storage units, also replacing my old furniture and recycling it. Install was extremely smooth with minimal disturbance to our sales floor. We will be using Coggin to refurb 2 other offices in 2026 and 2027.

We used Coggin for our recent office refit. They removed for recycling our old office kit and supplied c. 30 refurbished chairs, at a fraction of the cost of buying new. From start to finish, Jess was a delight to work with, being prompt with information, keeping us informed and being flexible when we changed our minds. Would recommend these chaps in a heartbeat.

Thank you to Jess and all the team at Coggin for their hard work and dedication in providing us with more high quality refurbished chairs, and a full impact report for our ESG & sustainability reporting. I'd have no hesitation in recommending their services, every item we've received has been of very high quality with service to match.
