How the audit works

Five Steps, and the Fifth Is the Difference

A furniture estate audit is a site-by-site record of every item of office furniture an organisation owns. Each item is photographed, condition graded, valued and carbon assessed, and given a recommended route: retain, refurbish, resell, donate or recycle.

Most audits stop at a spreadsheet. Ours ends with the work done.

The case for auditing

Why Audit Before You Act

Value

Most estates hold serious resale and reuse value that nobody has counted

Cost

Clearance bills shrink when resale value offsets them

Carbon

Reuse decisions become reportable Scope 3 savings instead of guesswork

Compliance

Disposal routes documented before the pressure of moving day

Timing

Findings feed your refit or relocation plan while there is still time to act

The worst time to value furniture is the week the building has to be empty.

A Carbon Number You Can Defend

Plenty of reuse claims collapse under scrutiny. Ours are built to survive it. Our figures use WRAP and DEFRA methodology, mapped to Scope 3 Categories 1 and 5, and we disclose every assumption including displacement rates, the detail most claims quietly skip. Your sustainability team can put our numbers in front of an assurance reviewer with the workings attached.

Every figure is an estimated net saving against buying new, calculated from our own item-level records using WRAP and DEFRA emission factors.

Cost and practicalities

A Fixed Fee, Part-Credited Against the Work

The scoping visit is free for estates of 200 items or more. The detailed audit is a fixed fee, quoted at scoping and based on estate size and number of sites. If you go ahead with any of the recommended work afterwards, we credit part of the audit fee against it. We confirm timing at the scoping visit. Audits run to a fixed schedule agreed around your teams, not an open-ended consultancy engagement. The audit pays for itself the moment it stops one skip being ordered too early.

Reviews

Rated by the Organisations We Work With

The team at Coggin helped me with an office refurb this summer and the service was 10/10. No pressure was applied and Jess allowed me to plan and take my time. We went ahead with 10 desks and multiple storage units, also replacing my old furniture and recycling it. Install was extremely smooth with minimal disturbance to our sales floor. We will be using Coggin to refurb 2 other offices in 2026 and 2027.

We used Coggin for our recent office refit. They removed for recycling our old office kit and supplied c. 30 refurbished chairs, at a fraction of the cost of buying new. From start to finish, Jess was a delight to work with, being prompt with information, keeping us informed and being flexible when we changed our minds. Would recommend these chaps in a heartbeat.

Thank you to Jess and all the team at Coggin for their hard work and dedication in providing us with more high quality refurbished chairs, and a full impact report for our ESG & sustainability reporting. I'd have no hesitation in recommending their services, every item we've received has been of very high quality with service to match.

Furniture Estate Audit FAQ

What is a furniture estate audit?

A furniture estate audit is a site-by-site record of every item of office furniture an organisation owns. Each item is photographed, condition graded, valued and carbon assessed, then given a recommended route: retain, refurbish, resell, donate or recycle. The output is an asset register you can act on before a move, refit or lease end.

What is a furniture asset register?

A furniture asset register is a live list of every furniture item an organisation owns, with a photo, location, condition grade, current value and carbon figure against each one. Coggin SOS keeps yours in its client portal after the audit, so the register stays current as items move, get refurbished or leave.

What does a furniture audit include?

A free scoping visit, then a full on-site audit where every item is photographed, tagged, graded and valued. You receive an asset register with a recommended route for each item and a carbon and cost report built from the same data. Coggin SOS then delivers the refurbishment, resale, donation or recycling the audit recommends.

How much does a furniture estate audit cost?

The scoping visit is free. The audit itself is a fixed fee, quoted after scoping once we know how many items and sites are involved. Part of the fee is credited back against any refurbishment, resale or recycling work Coggin SOS then carries out, so the audit costs least when it leads to the work.

Is the scoping visit really free?

Yes. The free scoping visit is for estates of 200 or more items, or for any estate spread across more than one site. We walk the space, count the broad categories and confirm whether a full audit is worth doing. If it is not, we say so and you have lost nothing.

Can we use the carbon figures in our ESG reporting?

Yes. Each figure is an estimated net saving against buying new, calculated from item-level records using WRAP and DEFRA emission factors and mapped to Scope 3 Categories 1 and 5. We disclose every assumption, including displacement rates, so your assurance reviewer can check the workings.

Do you deliver the work the audit recommends?

Yes. Coggin SOS refurbishes, resells, donates and recycles office furniture from its own facility in Lancashire, so the audit and the work afterwards come from one supplier. Items you retain stay in your live register. Items that leave are tracked through to their end route, with certificates and waste transfer notes issued.

Does the audit disrupt our staff?

Rarely. Auditors work desk by desk with a camera and a tag gun, and a typical floor takes hours rather than days. Nothing is moved, unplugged or cleared during the audit. Refurbishment or clearance work that follows is scheduled separately around your teams.
