Office clearance in London is done by three quite different kinds of company, and most disappointment comes from hiring the wrong kind rather than a bad one. Decide first what you want back from the job. If it is an empty floor by Friday, that is one supplier. If it is money back for the furniture, that is another.

What Makes London Different

The furniture is the same. The building is not, and in London the building sets the price.

• Every vehicle is inside the ULEZ, and central London adds the Congestion Charge on top. Ask whether that is in the quote or arrives afterwards.
• Lift bookings and loading bay slots are often controlled by the landlord, not by you, and they decide how many people can work at once.
• Out-of-hours access is common and it costs more, because the labour does.
• Many buildings need method statements and risk assessments before anyone is allowed on site.

A supplier who asks about none of this has not priced your job. They have priced a pile of furniture.

Strong if the job is genuinely waste and you want one supplier for everything the building throws away. They are not a furniture reuse specialist, so do not expect resale value back.

Bishop's Move. A removals and storage company established over 170 years ago with branches across the country. The right call when the clearance is really the tail end of a relocation, and you want the same firm moving what you keep and clearing what you do not.

• Evidence for ESG or annual reporting: a company that already produces it, because retrofitting the paperwork afterwards is painful.
• One supplier for the move and the clearance: a removals firm that does both.
• Everything the building throws out, not just furniture: a commercial waste company.

Five Questions Worth Asking

• Are you a licensed waste carrier, and can I see the registration number?
• Is the Congestion Charge and ULEZ in this price, or added later?
• Will I get a waste transfer note for every load?
• What happens to the furniture that leaves, and what proportion is reused?
• What is my furniture worth against the invoice, and how is that valued?

The last one separates a clearance from a disposal. Plenty of London offices pay to throw away furniture that somebody would have paid them for.
